Services

Commercial construction services in Southern California

Six markets, four ways to deliver the work. Whether you need a design-build contractor for a 140,000 sf distribution facility or a general contractor for a 4,000 sf tenant improvement, every job runs through the same preconstruction discipline.

Project delivery methods

Design-build contracting

One contract for design and construction. Your design-build contractor prices the job early, carries the drawings through plan check, and holds the number.

General contracting

Hard-bid or negotiated with drawings in hand. Competitive Southern California subcontractor pricing, tight submittal and RFI turnaround.

Construction management

We run the job on your behalf, at risk or as agency, with open books on buyout and contingency.

Preconstruction & budgeting

Construction budgets, constructability review, permit strategy and schedule before you commit capital. Often the whole engagement.

Commercial construction markets

Industrial construction

We build tilt-up shells and the guts that make them work. As an industrial contractor we coordinate heavy power, process piping and material handling with the trades who will maintain them, so the building does not fight the operation it was built for.

Typical scope
Tilt-up shells Mezzanines & platforms Heavy power distribution Compressed air & process piping Dock equipment Crane rail & monorail Seismic retrofits

Food processing construction

We build rooms that get washed down every night and inspected every quarter. Finishes, slopes, drains and sanitary stainless are detailed before the first wall goes up, and we bring the county health department and plan reviewer along early.

Typical scope
USDA / FDA finishes Washdown-rated rooms Trench & floor drains Sanitary stainless Process utilities CIP systems Health department coordination

Cold storage construction

Cold work punishes sloppy detailing. We build the envelope as one system — insulated metal panel, vapor barrier, subfloor heat, doors — and we phase freezer and cooler retrofits so your product keeps moving while we work.

Typical scope
Insulated metal panel Subfloor heat & slab Freezer & cooler doors Refrigeration rack rooms Vapor barriers Dock levelers & seals Occupied-facility phasing

Office tenant improvements

From a single-suite refresh to a full-floor reposition. We work nights and weekends in occupied office buildings, keep the lobby clean while we do it, and hand back space your broker can lease.

Typical scope
Demolition & rework HVAC & controls Lighting & ceilings Interior glass fronts Millwork & casework Low voltage & AV Lobby & common area

Retail construction

Retail lives and dies on the opening date. We read the work letter carefully, pull permits with the city early, and run multiple Southern California stores at once when the rollout demands it.

Typical scope
Storefronts & entries Landlord work letters ADA upgrades Fixture coordination Signage & permits Night & phased work Multi-site rollouts

Residential tenant improvements

Improvements in buildings full of residents. We stage tightly, protect finishes, notice in advance, and turn units on a schedule your leasing team can actually market against.

Typical scope
Unit turns at volume Amenity & fitness Lobby & leasing offices Corridors & common area ADA & Title 24 Occupied-building phasing Podium & deck repair

Not sure which kind of contractor your project needs?

Most projects cross over — a food plant is also a cold storage job, an office reposition is also a base-building upgrade. Describe the space and we will tell you what it takes to build it in Southern California.
